An important indicator of home prices and market conditions are how many homes are for sale compared to previous years. But that’s not a complete picture, it’s helpful to get an idea of what the trends are. 

Our charts below include new home listings, total active homes for sale and pending for closing homes. This page updates with each quarterly report provided by the St. Louis Fed.

The first chart indicates how many homes are for sale in an active status. Pending sales are not included. You can see historically if the number is high or low compared to previous years.  Keep in mind that listings are cyclical within the year, with December and January typically being low points.

Second is New Listings. These are houses just recently listed. 

The last chart is Multiple Listing Service (MLS) homes that show a pending status. This is houses that are under contract. If you see a stronger pending status uptick vs. new home listings, it could indicate a surge in demand.

There’s more to this of course, depending on demand in relation to these supply reports. However, these reports provided by the St. Louis Fed are very helpful.
